Patio Permits
The City of Leawood is Only Accepting Electronic Plan Submittals for Building Permits at this time.*

Patios which increase the impervious area of your property by 400 square feet or more require a building permit.
A permit application may be obtained in person from the Codes Administration Division at City Hall or by using this permit application. The form must be filled out completely and returned with the following required information:
- A completed permit application.
- Two sets of plans. These plans do NOT need to be sealed and signed by an architect or engineer licensed in the State of Kansas.
- Two plot plans, signed and sealed by a civil engineer or land surveyor registered in the State of Kansas. The plot plan must include property address, legal description, property dimensions, contour lines, proposed structures and distances to property lines, building lines, location of outside utilities, easements, rights of way and decks.
- If the project will add impervious surfaces to the lot in an amount less than or equal to 50% of the existing impervious surface on the lot, then the applicant shall provide a grading plan (this can be incorporated into the plot plan) prepared by a Kansas licensed engineer or land surveyor depicting the grading on the subject lot . The existing contour lines must extend into adjacent lots at least 25 feet.
- If the project will add impervious surfaces to the lot in an amount greater than 50% of the existing impervious surface on the lot, then the applicant shall provide a grading plan (this can be incorporated into the plot plan) as referenced above and will also submit a storm water study sealed by a Kansas licensed professional engineer addressing the increase of impervious area and the potential for drainage problems or flooding of adjacent properties. The storm water study should include solutions to contain water on the subject property or by some other means to eliminate water problems on adjacent lots.
